Utility Room Coatings · Bay City, WI · Est. 2003
Bay City is a Pierce County village of about 450 at the head of Lake Pepin, on Highway 35, the Great River Road. Isabelle Creek reaches the Mississippi here after a run down from near Ellsworth, and the Town of Isabelle surrounds the village. About 50 minutes south of River Falls. We install polyurea + polyaspartic floor coatings for Bay City homeowners: diamond-ground prep, custom flake colors, 1–2 day install, written 15-year warranty. A small old river-town core, a layer of 1950s through 1980s building from the years the village grew to its largest, river places that started out seasonal and were made year-round later, and newer houses on the bluff side above the water.
Utility Room Coatings in Bay City
Bay City is a strip of village between a bluff and the head of Lake Pepin, and where a building sits between those two decides its floor. On the flat ground along the water, slabs sit close to the river and hold moisture, so a basement or a lower level down there is tested before it is coated. A fair number of those buildings also started out seasonal and have no heat, which puts a coating in the warmer part of the year. Up on the bluff side the problem reverses: the ground behind a house set into the slope drains toward the river and moves water past the back wall. The village core is old, and its garages have usually been painted once and spalled at the door line from decades of Highway 35 salt coming in on tires. Outside the village the Town of Isabelle is farm ground, where the big slab is in a machine shed.
Bay City mudrooms take river sand, gravel and winter salt off the Great River Road. Polyurea handles all three and is normally coated with the garage it opens onto.
Why we don't install epoxy in Bay City
Most utility rooms have one of three floor finishes: bare concrete, concrete paint (peeling within a year or two), or vinyl tile (lifting at edges from moisture). All three fail in the same conditions utility rooms see daily: water, detergent, dropped tools, road salt. A polyurea coating ends the cycle: it bonds mechanically into the concrete, doesn't peel, doesn't lift, doesn't soak up spills.
Bottom line: utility rooms see the same conditions as a garage or basement, just at smaller scale. Same coating system applies. Same warranty. The only thing that changes is the room size and (often) the install duration; most utility rooms are done in an afternoon.
Bay City Pricing
Standalone pricing is below. Most homeowners save 30-50% by bundling utility rooms with a larger garage or basement install; equipment is already on-site, so the marginal cost is materials + 2-4 hours of crew time. Mention any adjacent utility spaces at quote time.
small laundry or mudroom
100-200 sq ft
large workshop or hobby room
Standalone minimum is ~100 sq ft (jobs smaller than that don't pencil). For utility rooms attached to a larger project, there's no real minimum. We'll add a 30 sq ft mechanical closet to a basement install for the cost of materials. Send four photos and Dave will quote bundle pricing same-day.
The 6-step install
Same checklist on every floor. The reason our coatings still look new at year ten when the cheap stuff peeled in year two.
