Surface Prep & Repair · Shoreview, MN · Est. 2003
Shoreview is a Ramsey County suburb between I-694 and Highway 96, north of Roseville and west of Vadnais Heights. It is named for what it is built around: Snail Lake, Turtle Lake, Island Lake, Lake Owasso and the wetlands of the Rice Creek chain. We install polyurea + polyaspartic floor coatings for Shoreview homeowners: diamond-ground prep, custom flake colors, 1–2 day install, written 15-year warranty. Mostly 1960s through 1980s. Shoreview built out later than the first-ring suburbs south of I-694, so its ramblers, split-levels and two-story homes run a decade or two newer than Roseville's, with 1990s and 2000s infill and townhomes on the north and east edges.
Surface Prep & Repair in Shoreview
Shoreview is a water town with suburban housing on it, and that is the fact that matters for a slab. The city is threaded with lakes, ponds and wetland, Snail, Turtle, Island, Owasso, Sucker and the Rice Creek chain, and a large share of the housing sits within a few hundred feet of standing water. Lower-level and walkout slabs on those lots pass more moisture than a slab on high ground, and a coating put over a wet slab lifts. So the moisture test comes before the quote here, not after the first blister. The housing itself is straightforward: 1960s through 1980s ramblers, split-levels and two-story homes with attached two-car garages, plus 1990s and 2000s builds with three-car garages on the edges. Split-levels bring the other Shoreview pattern, the tuck-under garage, where the slab is partly below grade and shares a wall with living space.
Shoreview prep divides into two piles. On the dry lots it is ordinary forty to sixty year old wear: hairline cracking, a spalled door edge, sometimes a failed big-box epoxy kit from the 2010s. On the lots near water it is a moisture question that has to be answered before a coating is priced at all. We diamond grind to bare concrete, remove failed coatings, repair spalling, fill cracks with polyurea and run a calcium chloride test.
Why we don't install epoxy in Shoreview
Surface prep is where cheap coating installs get cheap. Acid etching takes 30 minutes with a $40 jug of muriatic acid; diamond grinding takes hours with $30,000 worth of equipment. The cost difference is why some installers acid etch, and the bond difference is why those floors peel. Here's the head-to-head:
If a coating contractor offers to "save you money on prep" by acid-etching, that's the moment to walk away. The prep is the foundation of the install; saving 30 minutes on prep guarantees a re-install in 18 months. Diamond grinding is the only surface prep we do, and it's included in every coating price.
Shoreview Pricing
For a coating install, prep is included in the per-sq-ft coating price: never a separate line item, never an upsell. For standalone prep work (sub-contracting to another coating contractor or repair-only jobs), pricing depends on slab condition + scope.

Standalone prep is typically a contractor-to-contractor arrangement, but homeowners with damaged slabs sometimes commission repair-only work as a stopgap before a future coating install. Send photos + scope and Dave will quote.
The 6-step install
Same checklist on every floor. The reason our coatings still look new at year ten when the cheap stuff peeled in year two.
