Commercial Floor Coatings · Oak Park Heights, MN · Est. 2003
Oak Park Heights is a small Washington County city on the St. Croix directly south of Stillwater, at the Minnesota end of the St. Croix Crossing. It carries far more commercial and industrial ground than a city of under five thousand people normally would, because Highway 36 runs the length of it. We install polyurea + polyaspartic floor coatings for Oak Park Heights homeowners: diamond-ground prep, custom flake colors, 1–2 day install, written 15-year warranty. Mostly 1950s through 1970s ramblers and split-levels on the residential streets, with 1990s and 2000s townhomes and the Boutwells Landing campus added later. Housing is a minority of what is built here; the commercial and industrial floor is the larger share.
Commercial Floor Coatings in Oak Park Heights
Oak Park Heights is one of the shortest runs we make into Minnesota, and it is an unusual city. Fewer than five thousand people live here, but Highway 36 runs the length of the city and brings retail, auto service, restaurants and light industrial with it, plus the power plant on the river and the state correctional facility, so the commercial floor here is a bigger share of the concrete than the residential floor is. On the housing side the stock is 1950s through 1970s ramblers and split-levels, on slabs sixty-odd years old that carry the usual load of settlement cracking, door-line spalling and old floor paint, with 1990s and 2000s townhomes and the Boutwells Landing campus filling in later. The St. Croix Crossing is the other local fact: it put a four-lane bridge and a highway interchange in a town this size, so the salt load through here in winter is what a much bigger city would see. Lower ground toward Highway 95 and the river carries more humidity than the bench up along Highway 36, and that difference shows up in the moisture readings.
Oak Park Heights is a commercial floor town more than a residential one. The Highway 36 corridor carries retail, restaurants, auto and truck service and light industrial, and the river side of town has the power plant and the industrial ground around it. Chemical-resistant primer goes under the polyurea in service bays and anywhere fluids are handled; OSHA-compliant anti-slip aggregate goes into kitchens and wash areas. Polyurea cures fast enough that a floor is generally back in service the next day.
Why we don't install epoxy in Oak Park Heights
Commercial floors fail in different ways than residential. Forklift point-loads, hot tire pickup from work vehicles, chemical exposure from oils and degreasers, and the financial cost of a closed bay. Standard epoxy can't handle any of those reliably. Polyurea is what industrial spaces have been moving to for the last decade, and what we install exclusively.
Bottom line: polyurea costs the same or slightly more than a contractor-grade commercial epoxy install per square foot, lasts 3-5× as long, requires no maintenance, and doesn't close your operation for a week to install. Every commercial customer we've installed for since the polyurea switch (2010) is still on the original floor.
Oak Park Heights Pricing
Commercial pricing varies more than residential because mobilization and crew time amortize across larger jobs. Below are typical ranges by project size + use case.
