Garage floor coating cost in Wisconsin

Polyurea-and-polyaspartic garage floor coatings in Wisconsin run $7-9 per square foot installed. A typical 2-car garage (500 sq ft) costs $3,500-$4,500. Here's the full breakdown by size, by tier, and what is actually in the price.

Cost by garage size (2026 Wisconsin pricing)

Garage sizeApprox sq ftStandard polyureaPremium polyaspartic
1-car garage240-280 sq ft$1,700-2,500$2,200-3,100
2-car garage440-520 sq ft$3,100-4,500$4,000-5,800
3-car garage660-820 sq ft$4,600-7,400$5,900-9,100
4-car or shop900-1,200+ sq ft$6,300-10,800$8,100-13,200

Pricing assumes a slab in decent shape (some grinding, a few crack repairs, no spalling or major moisture issues). Heavy repair or moisture mitigation adds to the standalone surface-prep line item, usually $0.50-$1.50/sq ft.

What's actually in the per-square-foot price

When we quote $7-9/sq ft installed, here's what that buys:

  • Diamond grinding of the entire slab. Not chemical etching, not pressure washing, actual mechanical profiling that gives polyurea something to bite into. This is the #1 thing budget coaters skip.
  • Crack repair. Typical residential settlement cracks are filled with a polyurea-compatible flexible filler. Major structural cracks get flagged separately.
  • Polyurea basecoat. The engineered, freeze-thaw-flexible base.
  • Color flake broadcast. Your color choice, applied to refusal so the slab is fully covered.
  • Polyaspartic topcoat. UV-stable, abrasion-resistant clear layer. Two coats on premium tier.
  • Written 15-year warranty against chip, crack, peel; separate lifetime warranty against UV yellowing.
  • One-day install in most cases. Diamond-grind in the morning, coat in the afternoon, walk-on hard by evening.

What's not included by default: replacing rusted-out garage door thresholds, replacing badly-spalled concrete (we patch up to about 20% surface area; beyond that the slab needs partial replacement before coating), or floor-drain modifications. Those are itemised separately when needed.

Why polyurea costs more than rock-bottom epoxy kits

You can find epoxy kits at the box store for $200 and "1-day epoxy" services that quote $3-4/sq ft. The price gap is real, and so is the durability gap.

  • Material cost. Polyurea raw material is roughly 3x the cost of epoxy resin per gallon. We use ~1.5-2 gallons per 100 sq ft including basecoat + topcoat.
  • Equipment. Diamond grinding requires industrial planetary grinders ($15k+) and a vacuum that captures the dust ($8k+). Skipping the grind is the #1 cost-cut in budget coatings and the #1 reason they peel within 2-3 years.
  • Labor skill. Polyurea has a 15-30 minute pot life. Once mixed, it has to be on the floor and broadcast within that window. Mistakes mean ripping out and starting over. Epoxy has hours of work time so unskilled crews can apply it.
  • Warranty. A 15-year warranty isn't free. It is priced in as a real expected liability. The cheap installers don't offer one because they don't intend to be around to honor it.

The thing to compare isn't sticker price, it's cost-per-year. A $5/sq ft epoxy that peels in 5 years costs $1.00/sq ft/year. A $7/sq ft polyurea that lasts 15+ years costs $0.47/sq ft/year, less than half.

How Wisconsin pricing compares to nearby states

Roughly:

  • Wisconsin: $7-9/sq ft for polyurea-grade installs (what we quote).
  • Twin Cities metro (east side, our overlap): $8-10/sq ft, slightly higher Twin Cities labor + travel.
  • Chicago metro: $9-13/sq ft, much higher labor + scheduling lead times.
  • Rural Iowa / southern Minnesota: $6-8/sq ft for the same install spec.

Wisconsin pricing tends to land in the middle because we have a real freeze-thaw cycle (which kills cheap coatings, so quality installers stick around), but lower labor + travel costs than the major metros.

How to get an accurate quote on your specific garage

Two ways to get to a real number without on-site visits:

  1. Text 4 photos. Wide shot of the whole garage, close-up of any cracks, the threshold / door area, and one corner. Most quotes can be ballparked from photos alone, accurate to within ±$300 for residential.
  2. Free on-site measurement. 20-minute visit. We measure the slab, check for moisture, identify any structural prep work, and leave you with a written quote.

Frequently asked

How much does it cost to coat a 2-car garage in Wisconsin?
A standard 2-car garage (440-520 sq ft) runs $3,100-$4,500 for our polyurea install, $4,000-$5,800 for the premium polyaspartic build. Both include diamond grinding, crack repair, basecoat, color flake, topcoat, and the 15-year warranty.
Why is polyurea more expensive than epoxy?
Materials cost roughly 3x more per gallon, the install requires a diamond grinder (most epoxy installers skip grinding entirely), and the labor needs a specific skill set because polyurea sets in 15-30 minutes. The result is a floor that's still bright and clean after 15 years instead of peeling at year 3-5.
Is the diamond grinding step really necessary?
Yes - it's the difference between a coating that lasts and a coating that peels. Diamond grinding mechanically opens the concrete pores so polyurea bonds into the slab itself. Without it, you're gluing the coating to a sealed surface and it WILL eventually come up. We don't quote installs without grinding.
What about a DIY epoxy kit from the box store?
Honest take: it'll look okay for 1-2 years, then start peeling around the door threshold where road salt and hot tires hit. For a $200 kit on a small garage you're spending more on prep equipment (renting a grinder) than the kit costs. If you want a quick refresh and don't care about long-term performance, fine. If you want a floor you stop thinking about, hire a polyurea install.
Are there cheaper polyurea installers in Wisconsin?
There are. Most cut on the prep step (no diamond grinding, just chemical etch), use thinner material spec, or skip the polyaspartic topcoat. The install looks identical week 1. It separates at year 2-3 when the coating starts lifting at edges and around the door. Our 15-year warranty is the price of doing it the right way; theirs is the price of hoping it doesn't fail.
Do you offer financing or payment plans?
Yes - we can split payments across install date + 30/60/90 day check-ins for most residential jobs. For larger commercial we can structure progress payments tied to install milestones. Ask when we quote.
